This process helps us match responsible, reliable tenants to each property.

Rental Application Process

The application process is essential to maintaining quality standards and includes a thorough screening of rental, credit, and criminal histories. Our third-party service manages these screenings, ensuring efficiency and privacy for applicants. Here’s a breakdown of the requirements:

Rental/Mortgage History

Applicants must have a stable rental or mortgage history, with no more than two late payments or NSF charges over the past 12 months. Additionally:

  • There should be no lease violations that required legal notice.
  • If asked, prior landlords must answer “Yes” to the question, “Would you re-rent?”
  • Applicants who previously rented from a private landlord within the last 12 months must provide recent canceled checks or money order receipts to verify rental payments.
Eviction and Lease Compliance

Applicants must have no record of eviction or unnotified moves in the past five years.

Credit History

Credit history is reviewed from a major credit bureau, with a minimum score requirement of 600. Any negative information must be fully explained by the applicant or guarantor, and any active bankruptcy will lead to automatic disqualification from our rental program.

Criminal Background Check

A criminal background check is conducted on all applicants. Certain felony or serious misdemeanor convictions may result in disqualification, depending on the nature and recency of the offense.

Rental Fee Schedule

To provide clear expectations for applicants, we outline our rental fee schedule:
Application fees are non-refundable once background checks are initiated. Refund processing for returned funds may take up to 14 days.

  • Application Fee

For pet owners, please complete a pet application via Pet Screening. This separate application, with its own fee, helps ensure that pets are well-suited for the rental property.
